Solicitors for selling a house
The time taken to complete a sale transaction depends heavily on the buyer’s solicitor. This is due to the buyer’s solicitor waiting for the return of searches and ensuring their enquiries are satisfied.
Our conveyancers will work as efficiently as possible to liaise with the buyer’s solicitor to reach completion.
We can split the process of selling a property into 6 stages:
1. Instruct Napthens
Complete your client care documentation including ID checks and details of any mortgages on the property. You will need to return Property Information and Fixtures and Fittings forms, and also the deeds for your property, if it has not been registered at the Land Registry.
2. Draft contract
We will prepare the draft contract bundle to send to the buyer’s solicitor and deal with any enquiries which are raised. This stage can be complex, depending on the nature of the title on your property.
3. Signing
We will send you the contract and transfer for you to sign.
4. Agree dates
Parties in the chain will agree a completion date.
5. Exchange
We will then exchange contracts with the buyer’s solicitor. You are now legally bound to the sale and completion date.
6. Completion
Upon receipt of the completion funds from the buyer’s solicitor we will ask the estate agent to give the keys to the buyers.
