Residential Conveyancing: Additional Fees

The costs set out below are additional to your quoted professional fee.

They apply where extra legal work is required to properly manage your transaction, or where we are required to pay fees to third parties on your behalf. Not all costs will apply to every transaction. Any relevant additional fees will be confirmed with you as your matter progresses.

VAT is payable where indicated at the prevailing rate (currently 20%).


Purchase transactions – additional fees (where applicable)

  • Mortgage fee: £200 + VAT
  • Company mortgage fee: £250 + VAT
  • Separate representation (where your lender instructs a different law firm): £550 + VAT
  • Source of funds checks: £50 + VAT per person
  • Consumer Checker (where a balance is due to you): £5 per search
  • Gifts: £200 + VAT per gift
  • Unregistered property: £400 + VAT
  • Shared ownership: £500 + VAT
  • Freehold property with common areas managed by a management company: £200 + VAT
  • Buy to let with a tenant in situ or holiday let property: £300 + VAT and £100 + VAT per additional tenancy
  • Registration of a charge at Companies House: £200 + VAT
  • Purchase on behalf of a minor (Deputyship): £800 + VAT
  • Help to Buy scheme (equity mortgage): £350 + VAT
  • Chancel Indemnity: £9
  • Septic tank requirements: £150 + VAT

Sale transactions – additional fees (where applicable)

  • Consumer Checker (where a balance is due to you): £5 per search
  • Unregistered property: £400 + VAT
  • Shared ownership: £500 + VAT
  • Removal of a legal charge, notice or restriction: £200 + VAT per item
  • Freehold property with common areas managed by a management company: £200 + VAT
  • Draft a Deed of Variation to amend a lease or deed: £850 + VAT
  • Sale by an Attorney or Executor: £200 + VAT
  • Septic tank requirements: £150 + VAT
