Our charges will be broken down into (a) our professional fees and (b) disbursements.
Disbursements are the costs that you must pay to third parties, such are the Land Registry. We’ll look after these for you to ensure a smoother process. If you are buying, you will usually have to pay Stamp Duty Land Tax (SDLT) too. (d) VAT will be payable, currently at 20%.
Our professional fees will depend on the value of the property. In broad terms:

Our fee for dealing with the purchase of a leasehold house will be £100 plus VAT and £200 plus VAT for the purchase of an apartment. If the property is freehold with common areas managed by a management company, our fee will be £100 plus VAT.
If, at any point during the transaction, money needs to be sent by telegraphic transfer, we charge an additional fee of £40 (+ VAT).
If you a buying a property, we will complete and submit the HMRC SDLT for you at completion. Our professional fee for doing this is £75 (+ VAT).
The examples professional fees assume that no unusual or unforeseen circumstances arise as the transaction progresses. Additional professional fees and disbursements will also be charged in transaction involving:
• Help to buy (including Help to Buy ISAs)
• Gifted deposits
• Complex leasehold arrangements
• Declarations of trust
• Shared ownership
• Staircasing
• Purchasing/remortgaging in the name of a company
Disbursements
The disbursements which you pay will depend upon whether you are buying or selling property or both, whether you are buying a freehold or leasehold property and the location and type of property concerned. Properties in certain locations for example need more searches and checks than others.
If you are buying freehold:
- Search fees approximately £300
- Land Registry fees – to register ownership, mortgages, restrictions etc (£20 – £910)
- Bankruptcy searches – £2 per search
- Land Registry Search – £3 per title
- Land Registry Office Copy Entries – £6 per title number
- Anti-Money Laundering (AML) searches – £20 (+ VAT) per name
If you are buying leasehold:
- Notice of Transfer fee
- Notice of Charge fee
- Deed of Covenant fee
- Certificate of Compliance fee – To be confirmed upon receipt of the lease Leasehold Management Pack – This fee is chargeable when selling a leasehold property
We will not know the above Notice fees or Deed of Covenant fee until later in the transaction.

Stamp Duty Land Tax (SDLT)
If you are buying a property, you will also have to pay SDLT to the Government. The amount will depend on the price of the property.
