The auction conveyancing process
For sellers
1. Pre-Auction Stage (Preparing the Auction Pack)
- Preparation of the auction legal pack, including title documents, property searches and special conditions of sale
- Ensuring the pack is complete and ready for bidder review
2. Auction Day
- Your property is marketed and presented to bidders
- If successful, contracts are exchanged immediately on the fall of the hammer
- Buyer pays a deposit (typically 10%)
3. Post-Auction
- We deal with the buyer’s solicitors following exchange
- Respond to any final legal enquiries
- Ensure the transaction progresses within the strict auction timeframe
4. Completion
- Final funds are transferred
- Legal ownership is completed
- Transfer of ownership is finalised
