Residential Conveyancing Pricing
Every transaction is different. For a tailored quotation for your transaction, please get in touch.
Our charges will be broken down into (a) our professional fees and (b) disbursements.
Disbursements are the costs that you must pay to third parties, such as the Land Registry. The disbursements you pay will depend upon whether you are buying or selling property or both, whether you are buying a freehold or leasehold property and the location and type of property concerned. Properties in certain locations for example need more searches and checks than others. We’ll look after these for you to ensure a smoother process.
Purchase transactions for both freehold and leasehold properties
Professional fees
Our professional fees depend on the purchase value of the property in broad terms:

- Our fee for dealing with the purchase of a leasehold house will be £100 plus VAT and £200 plus VAT for the purchase of an apartment.
- If the property is freehold with common areas managed by a management company, our fee will be £100 plus VAT.
- If, at any point during the transaction, money needs to be sent by telegraphic transfer, we charge an additional fee of £40 plus VAT.
- We will complete and submit the HMRC SDLT for you at completion. Our professional fee for doing this is £75 plus VAT.
- If you are buying this property with a mortgage, your mortgage lender is likely to ask us to act on their behalf. Our fees for this will be £150 plus VAT
Disbursements
The disbursements we anticipate will apply are set out separately below for freehold and leasehold properties. This list is not exhaustive and other disbursements may apply depending on the transaction.
Disbursements for Freehold transactions
- Search fees* approximately £250
- Land Registry fees – to register ownership, mortgages, restrictions etc (£20 – £910)
- Bankruptcy searches* – £6 per search
- Land Registry Search* – £7 per title
- Land Registry Office Copy Entries – £14 per title number
- Anti-Money Laundering (AML) searches* – £20 per name
- Lawyer verification check*- £12.50
- Chancel Indemnity- £8
*VAT will be payable, currently at 20%.
Disbursements for Leasehold transactions
- Search fees* approximately £250
- Land Registry fees – to register ownership, mortgages, restrictions etc (£20 – £910)
- Bankruptcy searches* – £6 per search
- Land Registry Search* – £7 per title
- Land Registry Office Copy Entries – £14 per title number
- Anti-Money Laundering (AML) searches* – £20 per name
- Lawyer verification check*- £12.50
- Chancel Indemnity- £8

**These fees vary from property to property and we will not know the fee until later in the transaction.

Stamp Duty Land Tax (SDLT)
If you are buying a property, you will also have to pay SDLT to the Government. The amount will depend on the price of the property.

You can calculate the amount you will need to pay by using HMRC’s website or if the property is located in Wales by using the Welsh Revenue Authority’s website.
Factors that can increase or decrease an estimate for a conveyancing quote:
The professional fees above assume that no unusual or unforeseen circumstances arise as the transaction progresses. Additional professional fees and disbursements will also be charged in transaction involving:
- Help to buy (including Help to Buy ISAs)
- Gifted deposits
- Complex leasehold arrangements such as a lease extension or deed of variation
- Unregistered properties
- Title defects
- Declarations of trust
- Shared ownership
- Staircasing
- Purchasing in the name of a company
- Your mortgage lender wishes to instruct separate solicitors to act on their behalf.
- Buy to let homes with a tenant in situ.
- New build properties
The list above is not exhaustive but includes a few examples.
How long will my house purchase take?
Every residential property transaction is different; the variables include the length of the property chain and the title of the property. The average process takes between 12 to 14 weeks.
It can be quicker or slower, depending on the parties in the chain. For example, if you are a first time buyer, purchasing a new build property with a mortgage in principle, it could take 4 weeks. However, if you are buying a leasehold property that requires an extension of the lease, this can take significantly longer, between 14 to 20 weeks. In such, a situation additional charges would apply.
As a result, we cannot guarantee a specific timeframe as every transaction is different. However, we will take your plans and goals on board and will work together with you to achieve the best possible outcome.
Sale transactions for both freehold
Our professional fees depend on the sale value of the property in broad terms:

If the property falls within the remit of the Building Safety Act 2022, then we will need to provide a revised quote. Additional professional fees and disbursements will also be charged in transaction involving:
- Help to buy
- Complex leasehold arrangements such as a lease extension or deed of variation
- Unregistered properties
- Title defects
- Shared ownership
- Staircasing
- Removal of a legal charge, notice or restriction

- If, at any point during the transaction, money needs to be sent by telegraphic transfer, we charge an additional fee of £40 plus VAT.
- If you are re-mortgaging a leasehold property, it is likely that the freeholder will charge notice of assignment fees however at this stage we are unable to confirm what these fees will be.
Disbursements
