5 Top Tips When Buying a House or a Flat

Buying a property requires careful preparation which makes the process smoother, reduces stress, and helps avoid delays or unexpected costs.

Here are five practical tips to help any homebuyer get ready and stay in control:

1. Plan Your Budget Carefully

Budget planning means factoring in more than the property’s purchase price. A realistic budget helps avoid financial surprises and ensures the purchase process is managed efficiently.

Key considerations include:

  • Legal and conveyancing fees – Look for clear pricing and detailed quotes.
  • Mortgage –Consult a mortgage broker to assess the affordability of the property you want to purchase with your deposit/sale proceeds.
  • Survey – We recommend obtaining a survey to spot potential issues; different survey levels are available depending on the property.
  • Stamp duty – Check the latest rules and calculate costs using the government’s SDLT calculator.
  • Moving costs – Include removals, packing materials, utility connections, and insurance.
  • Other considerations – Furniture, appliances, childcare, pet care, commuting changes, or any one-off expenses.

A realistic budget avoids surprises and helps you plan your move confidently.

2. Understand the Property Chain

A property chain refers to a sequence of linked property transactions, where completion depends on other sales.

  • Ask your estate agent about the property chain, whether it’s a straight purchase or part of a longer chain.
  • Delays can occur when a seller is reliant on another sale completing first.
  • Being aware of the chain helps you manage your timing and expectations.

3. Prepare Your Documentation Early

Providing requested information promptly keeps your transaction moving and reduces the risk of delays.

You will need:

  • Proof of ID, address and national insurance number
  • Mortgage or lender details
  • Source of funds and deposit
  • Property details (freehold/leasehold, price, plans for use)
  • Joint-buyer information and declaration of trust (if your financial contributions are unequal.

Keeping your conveyancer, broker, and estate agent informed of any changes helps prevent errors or delays.

4. Be Realistic About Timescales

Timescales for property transactions can vary depending on property type, searches, and third-party involvement.

Once you’ve instructed your conveyancer, arrange searches quickly. Some searches can take up to six weeks to return.

  • Freehold properties generally complete faster than leasehold, flats, new builds, or tenanted homes.
  • Third parties such as management companies or lenders can affect timing.
  • Early planning and clear communication keep your move on track.

5. Review Your Will

Once you’re moved in and settled to your new home, it’d be an ideal time to review your will, or if like 56% of UK adults you don’t have one, now is the time.
