Lytham in national top ten for house sales

LYTHAM St Annes has been highlighted as one of the most buoyant areas in the country for house sales, after 34 properties were sold in June alone.
The Land Registry figure puts Lytham, or the FY8 postcode area, at number nine in the national list, with Coventry(44), Croydon(40), Sheffield(36), Hove(35), Wimbledon(35), Brighton(34), Poplar(34), Newcastle-Under-Lyme(34), making up the rest of the table.
The figures also show that on average, properties in Lancashire were selling for 91 per cent of the asking price, meaning that vendors are willing to negotiate on price – a sign the market is changing.
Simon Ainsworth, head of residential property at Napthens solicitors, said: “These figures are good news, but it is important to remember the number of sales is still dramatically lower than a similar time last year.
“However, it is heartening that an area of Lancashire is performing this well, and a sign that hopefully the local market is beginning to recover.
“It is interesting that properties were selling for less than the asking price. At this time last year, vendors were able to ask for a high price – and get it – and this just isn’t happening any more.
“Buyers are now in a much stronger position, and are able to negotiate much harder with vendors, in many cases saving themselves thousands of pounds. I think we will continue to see prices fall for quite some time, which will be good news for buyers, and hopefully this will inject some much-needed life back into the property market.”
